Getting Started: What We Need from You
To begin managing your property smoothly and professionally, we’ll require the following:
- A signed Exclusive Leasing & Managing Authority
- A completed Owner’s Instructions to Managing Agent form
- Two full sets of keys per property:
- One for office use (for inspections and maintenance)
- One for the renter

Rental Minimum Standards
Every rental property in Victoria must meet the Minimum Housing Standards set by Consumer Affairs Victoria. These requirements are designed to ensure safe, secure, and livable conditions for all renters—and compliance is not optional.
- Fixed heating in the main living area (Portable heaters no longer permitted)
- Functioning kitchen and bathroom facilities
- Secure external locks on all entry points
- Window coverings for privacy and insulation
- Adequate ventilation and weatherproofing throughout the home
Renters have the legal right to:
- Request urgent repairs
- Terminate the lease
- Lodge a formal complaint through VCAT
